I'm beginning a new blog series today called "Property Pick of the Week." I tour a lot of homes and I'm excited to share my top pick each week with you!

To begin the series, I was completely surprised by a renovated home at San Carlos 2 NW 13th in Carmel-by-the-Sea. San Carlos is a busier street but it's also just a short walk to town and down the street from the Sunset Center. The curb appeal doesn't catch your eye. Maybe if it was painted white or grey I would have noticed it earlier. But my clients requested to see the property because of its size. It lives large for Carmel standards. The lot is 10,000sf with a private, quite and sunny backyard and the house itself has 4 bedrooms at 2,684sf. Not to mention, there is a legal studio above the garage with equally tasteful finishes. From the moment I entered this home I fell in love. Now to be fair, I tend to shy away from the ordinary, I like different. Anything too “vanilla” and I’m bored. This home is classic and clean. It was originally built in 1935 and you know it’s old, in a good way. Meaning you know it was built well, it’s sturdy and has a thoughtful approach to space, like they did back in the day. But what I especially appreciate is that the owners renovated the home and kept it true to its original character. With white subway tiles, stainless steel and Carmel stone, the home was remodeled in a timeless style. And the owners did more than what just meets the eye. They repaired the foundation, replaced the shake roof, all with permits. I will definitely keep this property on my radar and I encourage you to do the same!

I want to address the National Association of REALTOR®s' recent settlement to resolve a class action lawsuit that has been in the news so much this year. One of the settlement terms is that the MLS will no longer allow for listing agents to make offers of compensation to buyer’s agents, which is how it has traditionally been handled. To comply with this settlement, the MLS removed all offers of buyer’s agent compensation as of Tuesday, August 13th.
